Okay, so the hotel could do with a refurb, but what a great location! Our room overlooked the Lagoon and we had the most fantastic views - archytpal Venice was just outside our windows and St Mark's was maybe 50-100ms away. The hotel is in a great location....you don't have to lug heavy bags very far once off water ferry. And there are ramps on and off water bus and over most main bridges in Venice.
